The Need for Realtors in New Construction - Denver Real Estate

Denver Real estate is a great investment.? Owning a home has been part of the American dream for decades. And one of the most exciting propositions for any person is the possibility of buying a new home. There?s nothing else quite like knowing that no one else has lived in your house before. A new Denver home is beautiful, clean, and shouldn?t require maintenance (at least until a little ways down the road).? But do you know what might be one of the greatest secrets of buying a new home? I?ll give you a hint: the builder (in most cases) is responsible for paying the commissions of both agents- the buyer?s agent and the listing agent.

For many people, buying a newly constructed Denver home seems to inevitably mean paying a large price. As we all are trying to save a little more these days, many of these people decide not to hire a Realtor when making one of the biggest financial investments in their lives! And the saddest part of the story is that they aren?t saving themselves a penny. In fact, because the builder is paying for their agent they are most likely costing themselves more money than if they had hired a Realtor and had the builder pay for it.

There are two other pitfalls of this little secret. The first is that you cannot play the pity card on the builder. Here?s what I mean by this is. Too many buyers approach the builder without an agent of their own and expect sympathy in return. These buyers assume that because the builder no longer has to pay a second Realtor?s commission the builder will feel an obligation to lower the price of the home. The builder will not do this. Any extra money he can make on the deal he will keep and/or give as a bonus to his own agent. And remember, the builder?s agent is working for the builder- not for you.? You can always work directly with the listing agent without your own representation, but that agent will always work for the best interests of the builder.

Finally, and possibly the most treacherous pitfall of all, is that you always need to have your Denver Realtor with you when visiting a new home. If you neglect to bring your own agent with you to a property from day one then the builder can actually require you to complete the transaction without an agent.

As you can see, there are plenty of hazards to avoid, but by shopping smart you are in the position to save yourself a lot of time, stress and even money. Your Denver real estate agent?s skills and knowledge are valuable commodities that the builder has already paid for so why not use them?
