How do I keep Water and Moisture out of Control Joints and other ...

A question that I get every so often is ?How do I keep Water and Moisture out of Control Joints and other Seams in my concrete??.?? I see so many businesses waste time and money on a rubber compound based caulk that is purchased at any Home Improvement Store.? This ?Concrete Caulk?, as I like to call it, actually HOLDS the moisture in further damaging the concrete your trying to protect.? This compound is put in the control joint and normally is forced in the joint with a tool or your finger.

How does water and moisture get in the joints even after the joint compound is installed?

  1. Generally, the concrete itself isn?t sealed professionally which allows water to get into the concrete and work its way into the control joints and ultimately getting between the concrete and the ?Concrete Caulk? separating it from the concrete.
  2. The ?Concrete Caulk? does not flex enough to work with your concrete?s range of motion between the protected slabs.? It will pull away in as little as several weeks letting not only the water in but worst yet, de-icer and other chemicals that will dry out the concrete or putting moisture in the concrete and going through Freeze/Thaw, both will allow the concrete to crack and become brittle.

So what DOES work to keep water, moisture, de-icer and other chemicals out of your concrete and control joints?

  1. Cheapest way to protect your concrete is to power wash the concrete to get the dirt and elements out of the concrete pours, then use a professional grade hydrophobic concrete seal such as ?Concrete Protector?.? For best results, have the ?Power Wash ? n- Seal? professionally done so that the washing can be dine at a much higher pressure and in some cases heat can be added for a better clean.? I would NOT recommend using the Sealers that the Home Improvement stores carry.? Normally those sealers don?t last very long and does a poor job at actually sealing the concrete?s pours.
  2. ?The BEST way to protect your concrete is through professional Concrete Coatings.? There are Cementitious, Epoxy, Polyaspartic & other flexible coatings that fully covers the concrete (ugly concrete or not) and has different levels of flexibility depending on the concrete its covering.? For the joints, a specialized rubber joint filler that is used in certain swimming pools that can be professionally installed in a way that makes your concrete look seamless when a coating is installed over top.? Besides having Cementitous, Epoxy and Polyaspartic and Polyuria coatings, X-Treme Krete Transformations can install ?X-Treme Flex? which is the strongest, most flexible coating available.? ?X-Treme Flex? will expand up to 500 times its original size to allow concrete freedom to move and not crack the coating for a forever beauty!

Don?t waste money of fixes that don?t work.? Be proactive and take care of your concrete now so that your not spending more later to repair if not totally replace it.? Contact us today to have one of our consultants out to see your project.
